To the Honorable, the Judge of the orphans Court of Bradford County.
The petition of HARRIET LUTHER, late HARRIET KIFF, guardian of RUTH BESLEY, JENNIE KIFF, and BLANCHE KIFF, minor children of WILLIAM W. KIFF, late of the Borough of Sylvania, County of Bradford and State of Pennsylvania, deceased, respectfully represents
That ANDREW KIFF, late of the Borough of Sylvania, County of Bradford and State of Pennsylvania, deceased died ___state on or about the twentieth day of March A.D. 1888, seized in his demesne as of fee, ____ alia of and in all that certain messuage, lot, piece or parcel of land, situate, lying and being in the Borough of Sylvania, County and State of aforesaid, bounded and described as follows: Beginning at a post bing the south west corner, also a corner of L.TABER=s lot; thence by the line of the same north two and one half degrees east one hundred and forty one and five tenths perches to a post on the road; thence by the same west eleven perches to a post; thence north one and one half degrees east sixty six and nine tenths perches to a post on the Southern boundary line of JOSEPH CARD=s lot; thence south two and one half degrees west seventy four perches to a post on the J.A. WORDEN=s lot; thence by the same west sixty five perches to the place of beginning containing eighty two acres of land be the same more or less. Reserving therefrom , a small lot conveyed to CHARLES S KIFF and now owned by Harriet Luther, containing about three fourth of an acre of land. Also reserving one other lot conveyed to N.H. McCOLLOM and now owned by Mrs. HANNAH CARD, containing one acre of land be the same more or less. Also reserving one other lot, conveyed to JULIETTE PECK containing about three fourths of an acre. Also reserving one other lot bounded and described as follows, riz: Beginning at the center of the road on the line between JAMES WORDEN and the ANDREW KIFF estate, running from thence west on said line to the corner of the land of said Kiff estate and JAMES NASH; from thence north on the line of said Nash to the center of the said road; from thence southerly along said road to the place of beginning containing three acres of land be the same more or less. And being the same land conveyed by ANDREW KIFF to JAMES H NASH by deed dated March 27, 1855 and recorded in Bradford County Deed Book No 140 Page 25b . The lands above described being a part of the same tracts or parcels conveyed by JAMES H NASH and wife to ANDREW KIFF by deed dated the twenty ninth day of January 1852 and recorded in the office for recording deeds in and for Bradford County, in Deed Book No 21b at page 100.
That by the ______ of the last will and testament of the said ANDREW KIFF deceased, duly admitted to probate in the Office of the Register of Wills in and for said county said testator provided _____ ______ as follows: Fourth Subject to the life estate of my said wife and after her decease direct that all of my real estate shall be divided into six equal shares and disposed of as follows: to my daughter ELECTA BLAKESLEE one share ; to my daughter JULIETTE PECK one share; to my grandchildren GEORGE KIFF and FLORA KIFF, children of my son GEORGE B KIFF, one share less three hundred dollars; to my daughter ISABELLA STRAIT, one share less one hundred dollars; to my son WILLIAM KIFF, one share; to my grandchildren WILLIAM H KIFF, SARAH M KIFF, E. MAUD KIFF and ARTHUR KIFF, children of my son CHARLES S KIFF, one share .That by the terms of a _______ to said will annexed and duly admitted to probate said testator provided as follows, riz; AI hereby revoke the devise and bequest of one share of my real estate to my grandchildren GEORGE KIFF and FLORA KIFF, and in lieu thereof I give to my son GEORGE B KIFF the sum of three hundred dollars@. That REBECCA KIFF, widow of said ANDREW KIFF, to whom a life estate in the land above described was given, died on or about the sixteenth day of November A.D. 1898.
That WILLIAM W. KIFF, who by the terms of said last will and testament was entitled to one share in the land and premises above described died interstate on or about the ninth day of December A.D. 1889 leaving to survive him as widow, HARRIET KIFF, now intermarried with BURTON K LUTHER, your petitioner and five children riz: FRANK A KIFF, CORA now intermarried with JESSE CHILSON; RUTH intermarried with EARNEST BESLEY, JENNIE KIFF and BLANCHE KIFF, the last three named being minors.
That after deducting three hundred dollars given to GEORGE B KIFF by the terms of said Will, the said RUTH BESLEY, JENNIE KIFF and BLANCHE KIFF are each the owner of an undivided (one twenty fifth interest in and to the said described premises, subject to the dower interest of the said HARRIET LUTHER, your petitioner
That an offer has been made by JULIETTE PECK for the_____ share of the above described premises for the price or sum of two thousand six hundred dollars for the entire fee that the said HARRIET LUTHER, your petitioner, and the other parties interested in said described kinds under the terms of said last will and testament of said ANDREW KIFF have contracted with the said JULIETTE PECK for the sale of said premises, provided an order can be obtained from this Honorable Court for the sale of the undivided interest therein of said minor children being an undivided one twenty fifth each as aforesaid.
Your petitioner further says that the price or sum so offered is adequate and that it is a better and higher price than can be obtained at public sale; that said premises and the buildings thereon are in a state of dilapidation and decay and deteriorating in value, and that it is greatly to the interest of said minors that said sale be carried into effect. She therefore prays this Honorable Court for an order authorizing her to grand and convey to the said JULIETTE PECK, the interest of said minor children in and to said premises for their porportronate share or part of the purchase price above stated, riz: the sum of ninety two dollars each; agreeably to the provisions of the Act of Assembly in such case made and provided . Now to wit: March 6, 1899, on reading petition and after due consideration it appearing that the within name minors RUTH BESLEY, JENNIE KIFF and BLANCHE KIFF, are each entitled to an undivided one twenty fifth interest each in and to said described track or parcel of land subject to the dower interest of HARRIET LUTHER, late HARRIET KIFF: that an offer has been made by JULIETTE PECK for the purchase of the above described premises for the price or sum of two thousand six hundred dollars for the entire fee that the price or sum so offered is adequate and a higher and better price than can be obtained at public sale; that said premises and the buildings thereon are in a state of dilapidation and decay and deterioration in value and that it is greatly to the interest of said minors that said sale be carried into effect, Court order and decree that the within named guardian, HARRIET LUTHER, late HARRIET KIFF, sell the respective interest of RUTH BESLEY, JENNIE KIFF and BLANCHE KIFF the within named minors in and the within described premises, being an undivided one twenty fifth each for their respective shares of said purchase money, to wit: ninety two dollars each and grant and convey the same to the said JULIETTE PECK which said sale is ordered and decreed as prayed for. Said guardian to give bond in the sum of five hundred fifty two dollars with security to be approved by the Court: conditioned according to the Act of Assembly

To the Honorable, the Judge of the Orphans Court of Bradford County, HARRIET LUTHER, guardian aforesaid, _______ reports and returns that in pursuance of a decree made by the Honorable Court on the sixth day of March A.D. 1899, authorizing and directing a private sale of the premises in said petition described your petitioner has sold at private sale to JULIETTE PECK the interest of said minor children being an undivided one twenty fifth each in and to the track or parcel of land situate in the Borough of Sylvania, County of Bradford and the State of Pennsylvania containing eighty two acres of land be the same more or less in said petition fully described for the price or sum of two hundred and seventy six dollars or ninety two dollars for the share of each minor. Which sale, so as aforesaid made your petitioner s prays be confirmed by the Court and that she be authorized and directed to make and execute a deed to the said purchaser JULIETTE PECK, her heirs and assignees, for the same. that she has no interest directly or indirectly in the purchase of said property. And she will as:

And now to wit: April 17, A.D. 1899, the within sale to the within married JULIETTE PECK is confirmed, and the within named guardian, HARRIET LUTHER is directed and empowered to make and deliver to the said JULIETTE PECK, and to her heirs and assigns, a good and sufficient deed of the interest of said minor children in said to the track or parcel of land in said petition fully described, upon payment of the purchase money stipulated to be paid. And it is ordered that said sale be and remain firm and stable forever.
