1864 Deed - Johnson & Shirner of Wells

 This is a deed between Harriet Johnson and Sarah Shirner dated September 13, 1864.  Deed book number 102 pages 399 thru 401.

This indenture made the thirteenth day of September one thousand eight hundred and sixty four between Harriet Johnson of Wells Township, Bradford County, Pennsylvania of the first part and Sarah Shirner of the same place of the second part.  Witnesseth:  That the said party of the first part for and in consideration of the sum of Four Hundred and Fifty Dollars lawful money of the United States to them in hand and paid by said party of the second part at or before the sealing of delivery hereof the receipt whereof do hereby acknowledge and thereof and forever acquit and forever charge the said party of the second part her heirs, executors and administrators by these present having granted bargained sold aliened enfeoffed released and confirmed and by the these presents do grant, bargain, sell, alien, enfeoff, release, convey and confirm unto the said party of the second part and there heirs and assigns all that certain message lot piece or parcel of land lying and being in the  Township of Wells, Bradford County, Pennsyvania and bounded as follows:
    Beginning at a post in front of Alexander Johnsons house in thence North 86 degrees West thirty-two perches to a post and stones in Henry Johnsons line.  Thence as that runs nearly South sixty-one perches to a stake and stones.  Thence nearly East eighty perches to a stake and stones.  Thence North 67 degrees West fifty-two perches to the place of beginning.  Calculated to contain thirty-four acres and seventy-two perches be the same more or less.  Together will all and singular the rights, liberties, privileges hereditaments and appurtenances whatsoever thereunto belonging or in any wise appertaining and the reversions and remainders, rents, issues and profits thereof.  And also all the estate right title interest claims and demand.  Whatsoever the said party of the first part in land or equity of in to or out of the land.  To have and to hold the said hereditaments said premises hereby granted or mentioned or intended so to be with the appurtenances unto the said party of the second part her heirs and assigns to the only proper use and behoove of the said party of the second part her heirs and assigns forever.  And the said party of the first part doth for themselves and heirs, executors and administrators premise and agree to and with the said party of the second part her heirs and assigns that the above described premises with the appurtenances unto the said party of the second part her heirs and assigns she will warrant and forever defend against all or any person or persons lawfully claiming or to claim the same.  In witness whereof this said party of the first part hath hereunto set her hand and seal the day and year first above written.

    Be it remembered: That on the thirteenth day of September AD 1864 personally appeared before the subscriber one of the Justice of Peace in and fore said County, Harriet Johnson the above named grantors and acknowledged the foregoing indenture to be her act and deed for the purposes herein contained.  She the said Harriet Johnson being of full age and by me examined separate and apart from her husband and the full contents thereof being by and first made known to her acknowledged that the executed the same of her or on face will and accord without any coercison or compulsion of the part of her said husband.  Witness my hand and seal the day and year aforesaid.

I J. W. Hurst do certify that the foregoing deed was duly recorded in Volume 102 Page 399 during the official term of C. E. Gladding my predecessor in office which said instrument was left for record on the 2nd day of November AD 1870 and having been uncertified now certified by law.
