The condition of this obligation is That if the above bounder Hartford Butler, his heirs, executors, administrators, or any of them, do and shall will and truly pay or cause to be paid unto Israel W. Morris of Philadelphia, his executors, administrators, or assigns , the full sum of Six hundred and twenty five dollars:- One hundred dollars on the first day of October 1845-- One hundred dollars on the first day of October 1846-- One hundred dollars on the first day of October 1847-- One hundred dollars on the first day of October 1848-- One hundred dollars on the first day of October 1849 and One hundred and twenty five dollars on the first day of October 1850, together with lawful interest on each and every payment, commencing on the first day of October 1845, without any frauds or further delay, then this obligation shall be void - or else shall remain in full force and active. - And I the said Hartford Butler, do hereby empower any attorney of any court of record of the United States, or of any State, to appear for me and confess judgment or judgments against me with costs of suit, stay of execution until the said day of payment, release of errors and a waiver of the right of injunction on the real estate -

Will of Hartford Butler
I, Hartford Butler, of Delmar Township, County of Tioga, State of Pennsylvania, Farmer, being of wound mind, memory and understanding and realizing the uncertain duration of life, do make and publish this my last will and testament, hereby revoking and making void all former wills by me at any time heretofore made.
First, I give, devise and bequeath to my beloved wife, Matilda, all my household furniture, beds and bedding, books and other personal property contained in the homestead house, on my farm in Delmar Township, to herself and her heirs forever.
Second, I give and bequeath unto my daughters, Ellen B. Sears [Cynthia Ellen Butler - Mrs. Edwin Leonard Sears] and Maryette B. Sears [Mrs. George Washington Sears/Nessmuk”] their heirs and assigns forever, all the rest and residue of my property real, personal, and mixed, of what nature or kind where and wheresoever the same shall be at the time of my death - share and share alike - on condition nevertheless, that my said daughters shall pay the sum of fifty dollars to my son Lester H. Butler, and a like sum to my eldest daughter Elect M. Hildreth [Electa Matilda/ Mrs. Charles W. Hildreth], to be paid in two equal installments, viz, one half at the end of one year after my decease and the balance at the end of two years from my decease, and said installments not to draw any interest until due; and said above bequest to my said daughters Maryette and Ellen to be further conditional on the support and care of my wife Matilda for and during her natural life, in which above bequests to my wife Matilda shall be in lieu of her [undecipherable] if she shall so elect.
And it is my desire that my daughters Ellen and Maryette shall make such provision for my grandson Walter Butler, as they may deem proper if his good conduct shall warrant it.
And I hereby constitute and appoint my said daughters Ellen Sears and Maryette Sears and George Hildreth to be the executors of this my last will and testament.
In witness thereof, I, Hartford Butler, the testator, have [undecipherable] my will written on one sheet of paper setting my hand and seal this 26th day of April A.D. 1876.

This Indenture, MADE
THE Tenth day ofOctober in the year of our Lord one thousand
nine hundred and six (1906) Between Ellen B. Wolf of Wellsboro Tioga County,
Penna, of the first part and Walton Butler and Stella E. Butler, his wife
, of Delmar Township, Tioga County, Penna. of the second part, WITNESSETH,
That the said party of the first part, for and in consideration of the
sum of Twelve hundred ($1200.00) Dollars, lawful money of the Untied States
of America, well and truly paid by the said party of the second part to
the said party of the first part, at and before the sealing and delivery
of these presents, the receipt whereof is hereby acknowledged, has
granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed,
and by these presents doth grant, bargain, sell, alien, enfeoff, release,
convey and confirm unto the said party of the second part Their survivors
heirs and assigns.
All that lot of land, situate in Delmar Township, Tioga County, Pa. and discribed as: Bounded on the North by lands of the estate of Ira D. Hotchkiss decal , on the East-by lands of Lucy E. Hotchkiss, formerly of Richard (sp), and the lands of Sarah Jane Hemington, on the South by lands of Ernest Watkins, and on the west by lands of Thomas Davis and lands, now owned by Sarah McCarthy, Containing fifty (50) acres of land more or less, Excepting and reserving them from a small burying ground lying West of the dwelling house, and being the same land , bequeathed to the first -party, by Nancy M. Wolf, deceased by his last - will duly honored and registered in the register's Office of Tioga Co. Pa in Register's Docket - J Huge 340
Together with all andsingular the tenements, hereidaments and appurtenances to the same belonging, or in anywiseappertaining, and the reversion and reversions, remainder and remainders, rents, issues, and profits thereof; AND ALSO all the estate, right, title, interest, property, claim and demand whatsoever, both in law and equity, of the said party of the first part, of, in, to or out of the said premises, and and every part of the parcel thereof,
To have and to hold
the said premises, with all and singular the appurtenances, unto the said
partys of the second part, Their heirs and assigns, to and for the only
proper use and behoof of the said partys of the second part, Their survivors,
heirs and assigns forever.
AND the said first
party for herself her heirs, executors and administrators, does by
these presents, covenant, grant and agree to and with the said party of
the second part,his heirs and assigns, that she the said first party, and
her heirs, all and singular the hereditaments and premises herein above
described and granted, or mentioned or intended so to be, with the appurtenances,
unto the said partys of the second part, Their heirs and assigns,
against the said party of the first part and her
heirs, and against
all and every other person or persons, whomsoever, lawfully claiming or
to claim the same or any part thereof, shall and will, by these presents,
WARRANT AND FOREVER DEFEND.
