THIS INDENTURE, made the secondday of Decemberin the year of our Lord one thousand eight hundred andtwenty-eightBETWEEN Vincent Le Ray de Chaumont, of the state of New York, by his attorney in fact Joseph Kingsbery of the county of Bradford, in the state of Pennsylvania, of the one part, and Zina Beman of the township of Pikein the county aforesaid, Farmer, of the other part, WITNESSETH, -- That the said Vincent Le Ray de Chaumont, by his attorney in fact, Joseph Kingsbery, for and in consideration of the yearly rents and covenants herein after mentioned and reserved, on the part of the said Zina Beman his executors, administrators and assigns to be paid, kept and performed, hath demised, set and to farm-let, unto the said Zina Beman his executors, administrators and assigns, all that messuage and tract of land, situate in the township of Pike in the county aforesaid, and Bounded as follows, BEGINNING
at the N.W.
corner of a lot surveyed to Labius Smith, Thence N. 10 rods; Thence W.
20 rods; Thence N. 30 rods; Thence E. 20 rods; Thence N. 66 rods; Thence
East 30 rods; Thence S. 14 rods; Thence E. 36 rods; Thence S. 92 rods;
Thence W. 66 rods to the beginning_________________
CONTAINING forty acres and forty one & 7/10 perches, together with all and singular the buildings, improvements, rights, members and appurtenances whatsoever thereunto belonging, or anywise appertaining, and the reversions, rents, issues and profits thereof: TO HAVE AND TO HOLD the said messuage and tract of Land, and all and singular the premises hereby demised with the appurtenances, unto the said Zina Beman his executors, administrators and assigns from the first day of May in the present year of the date hereof, for and during the term of four years thence next ensuing, fully to be complete and ending; Yielding and Paying for the same unto the said Vincent Le Ray de Chaumont, his certain attorney, executors, administrators or assigns, the yearly rent or sum of seven dollars and forty five cents, on the first day of May, in each and every year. And the said Zina Beman for himself, his heirs, executors and administrators, doth covenant, promise and agree to and with the said Vincent Le Ray de Chaumont, his executors, administrators and assigns, by these presents, that he the said Zina Beman his heirs, executors and administrators, or some of them, shall and will well and truly pay or cause to be paid to the said Vincent Le Ray de Chaumont, or to his certain Attorney, executors, administrators, or assigns, the said yearly rent or sum of sevendollars and forty five cents, hereby reserved, on the several days and times herein before appointed for the payment thereof, covenant, promise and agree, to and with the said Vincent Le Ray De Chaumont, his executors, administrators and assigns, that neither he, the said Zina Beman his heirs, executors nor administrators, nor ay of them shall cut or suffer to be cut, upon any part of the demised land, any wood, timber, tree or trees, except such as may be necessary and proper for firewood, fencing & building upon the premises; that the said Zina Beman his executors, administrators or assigns will, in all respects, cultivate the premises hereby demised, in a skillful and farmer like manner, so long as he or they shall be possessed as tenant or tenants of the same; that the said Zina Beman his heirs and assigns, shall and will, well and sufficiently preserve, maintain and keep in repair the said demised premises, and at the end of the said term, peaceably yield and deliver up the same to the said Vincent Le Ray de Chaumont, or to his certain Attorney, heirs, executors administrators or assigns; And if it shall happen that the said yearly rent or sum of sevendollars and forty five cents, or any part thereof, be in arrear or unpaid, for the space of twenty days, after any of the said days and times, on which the same ought to be paid, that then and from thenceforth it shall and may be lawful to and for the said Vincent Le Ray de Chaumont, his certain Attorney, heirs, executors, administrators or assigns into the said demised premises or some part thereof in the name of the whole, to re-enter, and the same to have again, repossess and enjoy, as in his or their former estate, any thing in these presents contained to the contrary, in anywise notwithstanding: But if the said Zina Beman his heirs, executors or administrators, or any of them shall pay the said yearly rent or sum of Zina Beman seven dollars and forty five cents, upon the days and times herein appointed for the payment of the same, or within the term of twenty days thereafter; and shall, in addition thereto, pay the said Vincent Le Ray de Chaumont, or to his certain Attorney, executors, administrators or assigns, the sum of sixty two and 4/100 dollars, on or before the first day of May, in the year of our Lord one thousand eight hundred thirty two then and in that case, the said Vincent Le Ray de Chaumont, doth hereby covenant, promise and agree to and with the said Zina Beman his heirs, executors and administrators, that he, the said Vincent Le Ray de Chaumont, his certain Attorney, heirs, executors, administrators or assigns, or some of them, shall and will enter into and make a contract with the said Zina Beman his heirs or assigns, to sell and convey to him or them the said messuage and tract of land hereby demised, for the like sum of sixty two and 4/100 dollars, to be paid in three annual payments, thereafter, with lawful interest. And the said Vincent Le Ray de Chaumont, for himself, his heirs, executors, administrators and assigns by these presents, that the said Zina Beman his executors, administrators, and assigns (paying the rent and performing the covenants aforesaid,) shall and lawfully may, peaceably and quiet, have, hold, use, occupy, possess and enjoy the said demised premises, with the appurtenances, during the time aforesaid, without the lawful let, suit, trouble, eviction, molestation or interruption of the said Vincent Le Ray de Chaumont, his heirs or assigns, or any other person or persons whomsoever.

I, the said Zina Beman do hereby accept of notice to leave and surrender the aforesaid demised premises unto the said Vincent Le Ray de Chaumont, or to his certain Attorney, heirs, executors, administrators or assigns, at the expiration of the aforesaid Lease; and do hereby wave all right to any further or any other notice. Witness my hand and seal this second day of Decm A. D. 1828

Hi Joyce,
. I have three more deeds and a will to send to you, but this is the
oldest. My mother gave the original to the BCHS shortly after she received
it in 1983 as she thought it to be too historically significant for us
to hold in our grubby paws for very long. Zina Beeman was my third great
grandfather. His daughter Dolly married into the Gorham family.
